A Facebook page that did not exist on July 1 has 6,200 followers. No ads. No new content. The same reels he was already making, put in front of the people who had never seen them.

The Starting Point

A great story
with no engine.

Most real estate agents post house tours to an audience of other agents and wonder why the phone stays quiet. Jack Chinchay had the opposite problem. He had the story of the decade and nobody was hearing it.

Ten years in the Marine Corps, five of them as a Marine Raider in special operations, then a Realtor in Coastal North Carolina serving the military families around Camp Lejeune, MCAS New River, and Stone Bay. Eighteen closings in his first seven months, seventeen of them military. Real results, no reach.

He is funny on camera, candid, and he understands military life from the inside, which is exactly what a service member choosing a Realtor wants and rarely finds. What was missing was the machine around it. Here is where everything stood when I started with him on July 1, 2026:

Jack’s brand was already the best thing about his business. He had the start of one, and nothing about him needed fixing. The audience needed to find him, and there was no system to make that happen.

The Strategy

What got built.
Without a single new reel.

Everything came from the viral framework I run with every client, adapted for one man, one phone, and a military audience that can smell cosplay from a mile away. Jack had the start of a brand. I fine-tuned it and applied the framework. The part people find hardest to believe: this was a distribution job, not a production job. Jack’s reels already existed.

Positioning, fine-tuned

We kept what Jack had built and gave it a frame: “Raider to Realtor” as the signature line, and Coastal NC Military Relocation Specialist as the title. Same man, different battlefield, same mission. That line builds trust before the first sentence.

A full sales pitch, on his content

Jack was already making the reels: humor, family life, jiu-jitsu, and community spotlights. We tied his BAH, PCS, and VA loan content into a full sales pitch alongside the humor and spotlights that were already working. I made no new content for this account. The work was taking what he had and putting it where the audience was, which is the step almost everyone skips.

Every channel, added

We put Jack on every other channel so he was in more places, with the Facebook business page built from nothing in the first month. The same piece of content finds a different audience on each platform, and the Facebook page is the one that took off. On Facebook it found the spouses and the parents.

Capture from day one

A positive keyword system (VA, BAH, BENEFITS, UNLOCK) that moves a viewer toward a conversation, and lead magnets built to match: Unlock Your VA Benefits, BAH: Make It Build Wealth, and From Barracks to Portfolio. Reach without capture is a vanity metric.

Michaela’s content

Military families decide together, so we added content from Jack’s wife Michaela to humanize the brand and round out the process: family stability, roots, the move as a team, and her spouse advice as a recurring thread instead of an afterthought.

Trial reels in the process

Trials went into his process so every reel was pushed out to non-followers and tested in numerous versions, with older reels going back out as trial reels to brand-new cold audiences. Reach kept climbing without a single new shoot, with every channel connected and running as one system.

The Breakout

Day 10:
When one reel
met its audience.

Watch time is the signal. The reel held attention for 15 seconds against an 8-second average, nearly twice as long, and that hold is why Facebook kept handing it to more people. Views follow hold. Followers follow views that land on the right people.

Ten days after the Facebook page was created. One reel, already made, brought in 2,670 of the 2,882 followers the page gained in its first month. Personal and funny, not a listing.

The real estate content did its own quieter job the same month. “My BAH won’t cover a whole mortgage,” the objection every military buyer has, answered head-on, earned 1,800 views and 50 interactions from exactly the people who buy. “Most of my clients walk in with…” had the highest save rate on the account, which means people were keeping it to act on later. Humor earns the audience. Education converts it. You need both.

The Honest Month

August:
It held.

Every viral month is followed by normalization, and the normal month is the one that tells the truth. Instagram did 111,899 views against July’s 143,101, which Instagram’s own recap describes as holding steady. Followers moved from 715 to 776 on 109 published pieces. Facebook settled at a 300,000-view baseline for the month with the page still growing.

Google started finding him too. With Search Console connected to his Instagram profile, his content appeared 591 times in Google search in the first month, and every search term was the name of a local business he had featured in a reel. The local spotlight series earns reach on Instagram and builds a Google presence for the businesses he features at the same time.

The Audience

It landed on

Big view counts are easy to get from the wrong audience. Jack’s stayed in the market he sells in, inside the age band that buys. That is the difference between a viral moment and a business asset, and it comes from the positioning being right before the reach arrived.

One more thing the data showed: the two channels grew different rooms. Instagram skews 25 to 44, his buyers. The Facebook page, built by one viral reel, skews over 55. So the channels get treated as two audiences with two jobs instead of one feed copied twice.

Zero to 6,200 followers on a brand-new Facebook page in 70 days is a number I have not seen anywhere else, and it happened with no ad spend at any point.
